Pest control contracts for facilities in Riyadh

A scheduled programme with a documented report after every visit, for restaurants, cafés, hotels, warehouses, healthcare sites, schools and residential compounds across Riyadh and its governorates. Operating since 2008, with more than 5,000 clients served.

  • Licensed · CR 7053641663
  • Documented report after every visit
  • We answer 24/7
  • Fixed price for the full term

Who needs a scheduled agreement?

Any facility that food, stock or the public move through repeatedly. The more traffic in and out, the less a one-off treatment is worth.

  • Restaurants, cafés and central kitchens
  • Bakeries and confectioners
  • Hotels and serviced apartments
  • Warehouses and distribution centres
  • Healthcare facilities and pharmacies
  • Schools and nurseries
  • Residential compounds and property managers
  • Food factories, groceries and supermarkets

What the regulations actually require

Plenty of websites state that a pest control contract is 'required by law'. More accurately: the municipal requirements for facilities do not oblige you to contract any particular company — they oblige an outcome.

And the outcome is clear enough: premises proofed against pests reaching or harbouring in them, storage areas that prevent harbourage, and incoming goods checked and shown to be free of any sign of pests.

That is where an agreement earns its place. An inspector does not ask for a piece of paper — he asks for evidence. The only practical evidence you hold is a scheduled programme with dated reports showing what was done, when, and what was found. Without documentation, you have only your word.

  • Premises proofed against pests reaching and harbouring in them
  • Ceilings that allow pests to be detected in the void above them
  • Ventilation openings covered so insects and rodents cannot enter
  • Incoming goods checked and shown to be free of any sign of pests
  • Storage areas clean, dry and preventing harbourage

Requirements differ by activity, and each has its own. Send us the ones that apply to yours and we will tell you what we can cover before you sign, not after.

What the agreement covers

Visits on an agreed schedule

The number of visits and their timing are set in the agreement, and carried out outside peak hours where your operation needs that.

A documented report after each visit

What was done, what was found, the products used, and the actions required from you before the next visit.

Several pests under one agreement

Cockroaches, rodents, termites, bed bugs and flies — defined in the scope rather than one agreement per pest.

A fixed price for the term

A known figure that does not move visit to visit, so it enters your annual budget without surprises.

Approved products

Product and concentration chosen for the site and the activity in it, with a re-entry interval the technician explains before leaving.

Response between visits

If activity appears before the next scheduled visit, we answer around the clock and attend within the agreed scope.

When an agreement beats a one-off treatment

A one-off treatment deals with what is there today. It genuinely works when the infestation is contained and its source is closed — a flat or a small office with little traffic.

A commercial facility is different: suppliers arrive daily, waste leaves, doors open, and drains and ventilation stay open all year. The problem returns within weeks and you pay for treatment again.

An agreement changes the job from treating to preventing: we watch the points infestations keep returning through, catch activity early before it reaches the customer-facing area, and document all of it. In most cases the annual agreement costs less in total than the scattered emergency treatments of the same year.

Clauses to insist on in any agreement

These are not our clauses — this is what you should demand from every company you negotiate with, ourselves included. Take the list into each proposal you receive: the difference between offers usually hides in a missing clause rather than in the price.

  1. 1A defined scope: which pests are covered by name, and what is expressly excluded.
  2. 2The number of visits per year and their timing — not 'periodic visits' with no figure.
  3. 3A written report after every visit, with a copy retained by you.
  4. 4The response mechanism between visits: who you call, and whether an emergency visit sits inside the price or outside it.
  5. 5The company name and commercial registration number inside the agreement, not only on the letterhead.
  6. 6The products used, the basis on which they are approved, and the re-entry interval.
  7. 7The guarantee: what it covers, and what actions by the facility void it.
  8. 8Termination and renewal terms, and the notice period required from each side.

What happens on a scheduled visit

The same sequence every time, so reports can be compared across months instead of each one reading as its own story.

  1. 01

    Inspect and follow up

Review what the last visit flagged first, then inspect entry points, drains, storage areas and the kitchen.

  2. 02

    Targeted treatment

Spray, gel or secured bait stations according to the pest and the location — not one treatment applied everywhere.

  3. 03

    Proof and prevent

Identify open gaps, damaged mesh and leak points, and flag them in the report to be closed structurally.

  4. 04

    Document and hand over

A dated report covering what was done, what was found and what we recommend, handed to the responsible person on site.

Agreement types and terms

Annual agreement

Best suited to restaurants, hotels and warehouses with continuous traffic, and carries the best per-visit rate.

Six-month agreement

For a facility that wants to try the programme before committing for a year, or whose activity is seasonal.

Fixed number of visits

A set number of visits drawn down over an agreed period, suited to multi-branch operators.

Multi-site programme

One agreement covering several locations across Riyadh and its governorates, with a report per branch and a single summary for head office.

How the price is worked out

We do not quote a final figure before the inspection, because any number given beforehand gets corrected later — and a correction after signature is what spoils the relationship. The inspection is free, and the written offer reaches you before any work starts.

For residential apartments, pest control starts from SAR 200. Facility agreements are priced after inspection, against the factors above.

  • Floor area, number of levels and number of branches
  • Type of activity — a central kitchen is not an administrative office
  • Pests included in the scope and the current level of infestation
  • Number of visits per year and the length of the term
  • Timing requirements — working outside business hours or overnight

Your part between visits

Part of the result is not in the contractor's hands. We set it out plainly because most 'the pests came back' cases trace to one of these points, and fixing them on your side is faster and cheaper than any extra visit.

  • Remove waste daily, keep bins closed, and keep them away from kitchen doors.
  • Fix leaks immediately — most pests come for water before food.
  • Seal cracks and gaps around pipework, and repair damaged mesh on ventilation openings.
  • Keep stock off the floor and away from walls so it can be inspected behind.
  • Tell us as soon as activity is seen, with a photo if possible, rather than waiting for the next visit.
  • Carry out the written recommendations from the last report before the next visit.

Questions we hear before signing

Is the inspection free?

Yes. We visit the site, identify the type of infestation, its sources and the scope of work, then send a written offer covering price and visits before any work begins.

Do you work outside business hours?

Yes, and it is the norm for restaurants and healthcare sites. The working windows are set in the agreement itself so your operation is not interrupted.

What if activity appears between two visits?

Contact us directly — we answer around the clock, every day. Attendance between visits sits within the agreed scope, and its limits are set out in the clauses.

Are the products safe around staff and customers?

We use approved products, and choose the product and concentration for the site and the activity in it. Every treatment has a re-entry interval, which the technician explains before leaving.

Can one agreement cover several branches?

Yes. We cover several locations across Riyadh and its governorates under a single agreement, with a separate report per branch and one summary for head office.

Are you a licensed company?

Yes, and we have operated since 2008. Commercial registration 7053641663, stated inside the agreement rather than only on the letterhead.

Request a quote for your facility

Send the type of facility, its approximate area and the number of branches — or a photo of the site — and a written offer follows the inspection. The inspection is free.
